​Prior to the start of the building process, we will sign a simple one page document referred to as the Professional Services Agreement (PSA). It allows us to perform the proper research to provide a well calculated cost estimate and create the preliminary 3D rendering of your new home. The PSA is an opportunity to develop a relationship with us before entering into a construction contract. A homeowner and builder need to have a relationship built on mutual trust. A PSA allows you to discover any irreconcilable differences early on and can prevent poorly spent resources, time, and energy. Everything included in the PSA process is as follows:

Site visit to review site conditions and house placement. This is an opportunity to address any on-site concerns based on our experience.

Review homeowners’ wish list and provide recommendations based on professional insight to meet the desired budget.

Consult homeowners on energy efficiency, design, layout, and material options.

Prepare a detailed estimate with preliminary pricing.

Provide a customized 3D rendering of your floor plan and any necessary construction drawings.

Communicate what can be expected with our billing process.

For the PSA, we charge $1.00 per square foot based on the home’s total square footage which includes the heated and cooled space, as well as, the garage, patios, and porches. This is a non-refundable cost.

Upon completion of the PSA process, we begin the following phases of the building process:

Construction Contract
We will email the construction contract to be electronically signed, and each party will receive a signed copy. The contract will detail the approved scope of work developed during the PSA process. Homeowners will be invoiced for an initial 10% of the estimated build cost as a deposit once the contract is signed. We offer electronic payment options for client convenience. Upon payment, we will begin pre-construction activities such as pulling necessary permits and lining up sub-contractors.

Home Design
We join our clients in a design meeting with a professional designer who will help make all the specific selections that work within the style and budget that were established during the PSA process. During the design meeting, clients can view and handle samples of all their selections in real life and see them put together on a cohesive vision board. We'll be deciding on things like flooring, tile, countertops, light and plumbing fixtures, etc. This allows us to know exactly what materials we're working with in your home before construction even begins. Our design method streamlines the material sourcing process and reduces the risk for delays from suppliers and sub-contractors during construction.

Construction
With all the proper documents and design elements chosen, we can now break ground! From foundation to finish, we will be providing frequent updates. We are always available to schedule on-site walk-throughs or FaceTiming which is beneficial for our out-of-state clients. Our goal is not only to build a beautiful home, but for you to really enjoy the process as well.
Once construction is near completion, a final walk-through will be scheduled. You will meet with us to go through your home to review the features and operations of everything and discuss any questions or concerns. This step is an opportunity to finalize all of the details and prepare for your move-in day!
